| CRM System |
| We have been using computer systems at all
our offices as well as all project offices since
the time computers were introduced in India. All
our office computer systems are connected
through a network. |
| NLE employs a custom-developed database
software (Winbuilder © ver.1.0) to track all the
data pertaining to purchasing a unit with us.
Winbuilder is developed keeping in view the
policies and procedures that we follow at NLE.
This allows us to record all the information
about each unit in all of our housing projects.
It makes information recording and retrieval
very rapid. It facilitates us to access any
information like the exact time, when a
particular payment was done, when a document
required by the loan agency was handed over. A

| Market Trend Analysis : |
| We term any ‘query’ or ‘sales lead’ about
our current housing project as an “inquiry”. Any
inquiry, whether it is made in person, over the
phone or by e-mail, is recorded in prescribed
forms. Only an authorized employee, who is
trained for handling inquiries, entertains each
inquiry. The forms have a certain questionnaire,
which is completed by the employee while
entertaining the customer. Then all the
inquiries are studied periodically and a
statistics are derived which positively
indicates the current trend or pattern in the
market. This gives us the most important
feedback about how to develop the housing
projects. All our new projects are shaped with
input from this analysis. This ensures that each
housing project which we launch, is in line with
the current demand for housing, in the area in
question. |
| Presentation & Visualization Techniques : |
We believe that a person planning to
purchase a property should be given every
opportunity to visualize the final outcome of
the building layout plan. It is for this reason
that we employ some of the best visualization
techniques available today, such as computerized
3D graphics using advanced tools such as AutoCAD
and 3D Studio unlike the paper models of the
buildings, which are conventionally used. Where
necessary, we even develop a 3D animation video
of the building, which enables the prospective
buyers to visualize as if they are seeing the
finished building.
We also have some the best presentation material
in the area. We try to create the apt
combination of presentation material - both
informative and attractive. We try to give the
prospective buyer the complete details about
what they are about to get in a house including
exact construction specifications and costs
involved. |
| Marketing Approach : |
| Our approach towards marketing a real estate
endeavor is to provide complete information
about the property with honesty, clearly
indicating what a prospective buyer would be
getting and what he/she would not be getting. We
make it a point to include all the ancillary
costs in our selling price so the customer does
not have to face hidden costs at a later stage.
This policy makes our house seem costlier at
first but in the long run, it has paid off as we
have gained our customers’ trust. |
| We make sure that our marketing staff
explains each and every issue pertaining to
purchasing the property. We have set policies
and procedures for each stage of construction
which are explained to the buyer. Our friendly
staff makes sure to provide all required
information and answer any queries related to
the purchase, loan procurement, documents to be
prepared etc. |
| Advertising Media : |
| At NLE, we understand each advertising media
with its inherent strengths and weaknesses. We
use a judicious blend of media options
available, for marketing a project depending
upon the target clientele and type of the
project. All our new projects are made public
through advertising in local newspapers, local
news channels, advertisements through cable
operators, real-estate magazines, and
word-of-mouth through our existing customers. |
| Internet : |
| NLE also has its website providing all the
information about our company and our products
since 1998. To utilize the concept of direct
marketing through internet, we have recently
revamped our website completely so that our
prospective buyers can get all the information
about any of our project, from plans and
specifications to various options for home
finances for the projects, over the net from
their homes without even visiting our offices. |
